What is soft washing?
Instead of high pressure, soft washing uses specialist cleaning solutions applied at low pressure to kill organic growth — moss, algae, lichen — at the root. The chemistry does the work, not the water. That means growth is treated rather than just displaced, and results last considerably longer. Two to three years is typical on a treated roof, compared to the six to twelve months you might get from a pressure wash alone.
Why not just use a power washing?
Power washing is great for hard surfaces — driveways, block paving, concrete paths. On roof tiles, render and painted masonry, high pressure does real damage. It lifts pointing, cracks tiles, strips paint and forces water into gaps it shouldn’t reach. Soft washing gets the same result without any of that. It’s not a compromise — it’s the right tool for the job.

Render cleaning in particular benefits from this approach: render is porous, and abrasive pressure washing can open up the surface and make future staining worse. Soft washing cleans it without that risk.
How long do the results last?
Most treated roofs and rendered walls stay clean for two to three years. Because the treatment kills organic growth rather than washing it away, regrowth is slow. What about moss prevention?
The biocide treatment applied during soft washing keeps working after the clean is done. It’s absorbed into the surface and continues to inhibit organic growth, which is why results last so much longer than a standard wash. Properties in shaded spots or near trees tend to need retreatment slightly sooner — moss prevention is an ongoing process rather than a one-off fix.
